Summit Residences Ningbo
Ideal location near shopping and cultural options makes Summit Residences Ningbo a great buy

The seaport city of Ningbo in northeastern Zhejiang Province, Eastern China is one of the oldest cities in the country. With the East China Sea along its eastern borders; numerous hot springs, lakes, and waterfalls; and several rivers snaking across it, this city has had a longstanding relationship with water. Ningbo Port is listed among the top ten ports in the world. It is one of the three major economic centres of Zhejiang Province. Even its name, which means “calm wave”, has to do with water. Because of its 7,000-year old history, Ningbo is also rich in culture. It houses the oldest private library in Asia. In addition, it is the setting for China’s greatest love story, Legend of the Butterfly Lovers.

Into this coastal gem, CapitaLand China has introduced its first residential project, Summit Residences Ningbo. The development is on San Jiang Kou near Tianyi Square, the commercial and business centre of the city. Its ideal location is further enhanced by the fact that Summit Residences Ningbo is part of a cluster of developments that includes Raffles City Ningbo - the mixed-use development consisting of a one-stop shopping, dining and lifestyle destination; a Grade A office block; and a serviced residence. Together, they are poised to play a key role in the city centre development plan by the Ningbo Municipal Government and become an iconic commercial landmark in the city.

“Ningbo is part of CapitaLand’s Yangtze River Delta strategy and the Group’s entry to its first second tier city in China. We treasure this opportunity and have given our best efforts for this residential project. We are confident of the market here in Ningbo,” said Chan Boon Seng, Chief Development Officer and Regional General Manager (East China) of CapitaLand China Holdings.

Sun-filled and Natural

Summit Residences Ningbo is made up of 14 blocks of apartments that include both tall towers and mid-rise buildings built on four plots of land. The mixed heights ensure that none of the units is blocked by neighbouring buildings. This makes each of the 811 apartments airy and spacious. The units range from luxurious single room studios to five-bedroom apartments of varying sizes, from 45 square meters to 360 square meters. Each is designed to allow more natural light in. To maximise sunlight and provide access to the gorgeous river view and greenery around, the apartments come with large windows and glass doors that open out to the balconies allowing seamless access to the outdoors.

The grandeur and spaciousness of the living room in Summit Residences allow residents to entertain with ease and comfort

The architectural theme of the development is natural simplicity. The buildings’ structure is streamlined but lively colours have been incorporated into parts of the façade to inject vibrancy into the design. To contrast the static with the dynamic, glass is used in parts of the façade so they both reflect and let in light, giving rise to a building that reacts to its surroundings.

The entire development is enveloped in greenery. Flowers and trees from all four seasons dot the landscape, ensuring that life blooms all year round. Echoing the city’s coastal identity, water features have also been added to the development. The waterfalls and fountains help to improve the humidity and control the micro climate of the development. Finally, a green belt lets residents take leisurely walks around the estate surrounded by the sights and sounds of Nature.

Nod to Green Cause

The city of Ningbo holds several titles that speak of its commitment to the environment: the National Model City of Environmental Protection, the National Garden City and the City with the Cleanest Environment in China. Like the city, Summit Residences Ningbo is developed with an eye on being environmentally friendly.

The external walls of the buildings are made of heat-preserving material. This technology helps to insulate the building naturally. In addition, aluminium alloy doors and windows that employ double-layered hollow glass further help to insulate the homes, reducing reliance on artificial heating. The features are energy-saving and have the added advantage of insulating against noise from outside and keeping out dust. During winter, they act as sealants against frost and keep out the cold. Combined with lots of windows that let in sunlight, minimising need for artificial lighting, the property’s energy-saving quotient is particularly high. As a result, this development won the Habitat Environment Prize for providing a tranquil escape with a design that is not only in harmony with Nature but also with the nature of the city.

Convenience Within and Without

Promising a tranquil respite from the world, Summit Residences Ningbo is designed so that internal traffic is kept to a minimum, ensuring reduced noise and air pollution for each apartment. The décor within is the personification of elegant simplicity. Although equipped with designer fixtures, each apartment has enough open areas so that residents can inject their own personal style into their homes. In addition, some truly indulgent features have been incorporated to pamper the residents to the hilt, like heated bathroom floors.

On top of the usual resort-like facilities such as a fully-fitted gymnasium, tennis courts, indoor and outdoor swimming pools, the property also has a six-star bilingual kindergarten and concierge service.

Its central location in the vicinity of Raffles City Ningbo means that world-class dining and retail options are just a short walk away. It is also near the city centre, the Sanjiangkou Area where the three rivers: Yuyao, Fenhua and Yongjiang meet. For the culturally inclined, its location is in proximity to the Ningbo Grand theatre. The theatre regularly hosts concerts, dances and dramas. It also boasts a mall, night club and restaurant, promising a vibrant nightlife. Ningbo City Gallery is nearby, too.

Backed by Popular Demand

The units have been progressively released since 2007. In each phase, the units were all snapped up.

Apart from its ideal location, the fact that the property was released at a time when such finely fitted out apartments are relatively scarce in the city led to the development plugging the gap in demand amongst high-end home buyers. The CapitaLand international brand backing the property also added to its popularity.

Summit Residences Ningbo was listed in Ningbo’s Top 10 Reputable Projects in 2009 at the Second House Buyers Conference organised by Sofun. It was also assessed as one of the top 10 well-sold projects in Ningbo (six districts) in 2009 with the transaction value totalling RMB 1.35 billion.

The property is slated for completion within the year.
