Australand's development Montego Residences is a hit with the city-weary

When one thinks of luxury accommodation, the first thing that tends to come to mind would be massive condominiums in the sprawling expanse of a busy metropolitan city, or chic and cosy designer private apartments in quaint neighbourhoods that pretty much look like they leaped right out of a page of Wallpaper* magazine.

But surprisingly, things are a little different Down Under, with homeowners opting for the sweet serenity of nature instead. One of Australia's biggest and most diverse property groups, Australand (a subsidiary of CapitaLand), has decided to capitalise on this shift in mindset, and has recently been thrust into the spotlight with their latest development at the Runaway Lagoons house and land estate.

Entitled Montego Residences, it is part of a highly desired cluster of home accommodations named Runaway Lagoons that have been snapped up due to their proximity to the World Heritage-listed nature reserve at Coombabah, Queensland. The estate has an expansive central lagoon, therefore the name Runaway Lagoons quickly and clearly highlights the key benefit via its name.

The Coombabah Lakelands Conservation Area and Parkwood Reserves protect over 1,290-hectares of wetlands and eucalyptus forests. It is also the largest coastal mainland conservation area on the Gold Coast.

Justin Dixon, who is the Project Sales Manager for Montego Residences, says that the increased inquiry and strong sale of homes reflect the current market sentiment and expectations.

The entire estate features a total of 117 completed homes with modern furnishings. They are in four main varied layouts: Peninsula Homes, Waterfront Homes, Forest View Homes, and Water Precinct Homes. Each has its own unique selling point, from a deck which extends over the waterfront in one, to beautiful balcony and living areas which back on to lush bushland in another.

The project was a finalist in the 2008 UDIA Awards for Excellence in the category of Large-Medium Density. The design concept was done by Powe Architects, evolving from just a coastal contemporary theme, to one with an added desire to promote a strong relationship between the internal and external living areas.

The strong sense of community and place is a sentiment that Gaynor Kearney, a current resident at Montego Residences, echoes as well. Saying that there is "a great community vibe around the estate", she was initially drawn to the architectural design of the homes.

"I love the spacious design of the homes. Everything is really well positioned to gain maximum living space," she said.

"Plus everything is modern and finished to the highest standard. I was also attracted to the fact that the estate blends in with the pristine wetlands and bushland of Coombabah Lakelands Conservation Area."

At press time, only 2 of the 88 homes at Montego Residences are still up for sale at 383 sqm for AUD$750,000 each.

The latest release at Montego Residences is the Laguna Collection. Featuring 51 homes, the Laguna Collection is divided into five stages and due for completion in mid 2010. Apart from a variety of single and double storey, 3 and 4 bedroom homes, the Collection includes an exclusive gated entrance, resort-style facilities like a 25-metre pool, spa, and changing room in the surrounds of tropical landscaped gardens.
