With rapid urbanisation, improved standards of living and income levels, increasingly more people in the world’s growing cities are aspiring to own a home in the city. But escalating prices in fast-growing cities in Asia make such purchases difficult for the young middle-income earners.

Understanding the real needs for good “value homes” at affordable prices, CapitaLand set up a new strategic business unit, CapitaValue Homes, in October 2010 to provide homes that are value-for-money and meet the essential needs of the genuine homebuyers in the mass market in Asia.

Mr Liew Mun Leong, President and CEO of CapitaLand Group, said, “Leveraging on CapitaLand Group’s established network and development platform in China and Vietnam, CapitaValue Homes is a new strategic business unit set up to capitalise on the untapped demand for good ‘value homes’ in Asia.”

CapitaValue Homes already has a pipeline of over 6,600 “value homes” across five projects in China and Vietnam, of which approximately 5,000 units are in China. The “value housing” segment will allow CapitaLand to reach out to a wider market of homebuyers and balance CapitaLand’s portfolio of residential properties. CapitaValue Homes will build homes in the first-tier cities’ suburbs as well as the second- and third-tier cities of China, and also in the key cities of Vietnam.

Creating Choice Homes in Vibrant Living Communities

The developments will feature extensive greenery and lush landscaping. Basic communal facilities such as community centres, children’s playgrounds, basketball courts and barbecue pits; alongside with supporting amenities like kindergartens and retail shops are all set amidst plenty of green spaces, pavilions and promenades - promising comfortable yet vibrant community living.

Mr Chen Lian Pang, CEO of CapitaValue Homes, said: “We envisage each of our developments to be a vibrant living community sought after by young executives, first-time homebuyers and home upgraders to set up their homes. Developing Value-For-Money and Good Quality Homes

The developments are sited within 60 minutes of travelling time to the city centres and supported by good transportation connectivity such as subway and high-speed rail network and highways.

To ensure cost effectiveness and allow for quicker turnaround construction time, CapitaValue Homes adopts standardised designs, replicable floor plans and industrialised construction methods such as pre-cast components and system formworks.

CapitaValue Homes is currently working with Surbana, one of the largest building consultant and township developers in Asia, on the design of its first project in China which is located in Caidian District in Wuhan.

Spanning 124,737 square metres in the district’s Houguan Lake Eco-City, Lakeside will provide about 2,500 “value homes” within a scenic natural environment with great transportation connectivity. The development is approximately 20 kilometres from the city centre.

Its other two projects in China, totalling about 2,400 “value homes”, are located in Guangzhou’s Panyu District and Shanghai’s Pudong District, which are both accessible to transport systems, expressways and amenities.

Launching soon – PARCSpring, first project in Vietnam

In Vietnam, CapitaValue Homes currently has two “value homes” projects in Ho Chi Minh City. The first project, PARCSpring, is strategically located in District 2; while the other is located in Binh Chanh District, a new urban area in the city.

Launching soon will be the first phase of the 974-unit PARCSpring. PARCSpring is strategically located along the edge of the city centre. With the newly-completed Thu Thiem Tunnel and the future Long Thanh - Dau Giay Highway, travelling to the city centre will only take about 20 minutes.

Indeed, the setting up of CapitaValue Homes shows that CapitaLand constantly listens and strives to meet home buyers’ needs.
